Autumn asking prices rise, but affordability sets the pace

British sellers increased asking prices by 1% in Rightmove’s October reporting period, Reuters reported. That was below the usual October rise of 1.3%. These figures describe newly advertised prices, rather than completed transactions.
The distinction matters to anyone planning a purchase: an asking-price increase does not establish what a home will ultimately sell for. Borrowing costs remain an important part of the affordability calculation.
For a buyer comparing homes, a useful next step is to separate the property budget from the financing budget. Recalculate the monthly commitment against an actual mortgage illustration before deciding whether a reduced asking price represents better value.
The same discipline helps a seller. Competing listings show the choice a buyer faces today; completed comparable sales provide a different, backward-looking test. Neither should be treated as an automatic valuation of an individual address.
